Responsibilities:
- Market Analysis: Reviewing local rental trends to set competitive but profitable rent prices.
- Attracting & Screening: Advertising vacancies, conducting property showings, and performing thorough background, credit, and reference checks on applicants.
- Leasing: Drafting lease agreements, executing move-in/move-out inspections, and handling lease renewals or terminations.
- Routine Maintenance: Scheduling regular services like landscaping, snow removal, cleaning of common areas, and HVAC inspections.
- Repairs: Coordinating prompt responses to emergency issues (e.g., plumbing leaks, electrical failures) and contacting approved third-party contractors for specialized work.
- Conflict Resolution: Addressing tenant complaints (e.g., noise, maintenance delays), mediating disputes between neighbours, and enforcing community rules or bylaws.
- Hazard Identification: Conducting regular property assessments to identify vulnerabilities such as poor lighting, uneven walkways, or loose handrails.
- Rent Collection: Enforcing rent payment deadlines and managing late fees or delinquent accounts.
- Evictions: Coordinating the formal legal process for evicting tenants who violate lease terms or fail to pay rent (RTDRS Hearings).
Experience and Educational Requirements:
- High School Diploma required; a Bachelor’s Degree in Business, Real Estate, or Finance is preferred.
- 3-5 years of relevant experience in residential property management.
- Real Estate License – Property Management (RECA) and/or Certified Property Manager Designation (REIC) preferred but not required.

- Active Listening & Empathy: Strong interpersonal skills to build rapport with residents, address concerns proactively, and improve overall community retention.
- Meticulous Attention to Detail: High level of accuracy in financial reporting, lease documentation, and identifying preventative maintenance needs before they become costly repairs.
- Adaptability & Resilience: Ability to think on your feet and pivot quickly during unpredictable situations, such as property emergencies or sudden market shifts.
